What is a variance?

A variance is a special exception to the rules as defined by zoning ordinances, building codes, or municipal codes. In order to make changes to a property that are disallowed in the building code a variance is required (i.e. If your zoning category bans three family homes but you would like to add space for a third family, you must be granted a variance before you can make that change.) Variances are granted by the Board of Appeal.
